loanDepot is also smaller in Florida than its advertising suggests, and it carries one specific piece of history that any borrower about to hand over pay stubs, tax returns and a Social Security number is entitled to weigh. Both points are below, with sources.

Who loanDepot is, factually

loanDepot is a California-based national retail mortgage lender, founded by Anthony Hsieh, who has returned to lead the company. It is publicly traded and reports quarterly. Its Q1 2026 earnings release filed with the SEC reported pull-through weighted lock volume of $8.3 billion, up 14% quarter over quarter, on origination volume of $7.7 billion, down 5% quarter over quarter. That is a business recovering, though still a long way below its 2021 peak; the intervening years brought substantial layoffs.

In Florida the numbers are more modest than the brand implies. On 2024 HMDA data loanDepot originated roughly $1.9 billion in the state: #9 overall and #9 for purchase loans. For context, that is about a quarter of Rocket Mortgage's Florida volume and roughly half of what each of the two largest builder captives wrote here.

What loanDepot does well is reach. It has a large marketing spend, national name recognition, a full agency product shelf including FHA and VA, and an outbound contact operation that generates volume at scale. If you have ever refinanced, you have probably heard from them.

Where the national call-centre model creates friction

  • The January 2024 data breach. This is the most concrete differentiator on this page, and it is entirely a matter of public record. Approximately 16.9 million customers had personal information exposed. The resulting class settlement ($25 million in cash, valued above $42 million once credit monitoring is included) received final approval in August 2025. We are not going to characterise loanDepot's current security posture, because we have no basis to; we are simply noting what happened, how many people it affected, and how it was resolved. A mortgage application is the most concentrated set of personal financial data most people ever assemble.
  • Marketing pressure. Consumer complaints describe repeated outbound calls, including one reviewer reporting five calls a day for two weeks, continuing after blocking numbers. A call-centre engine generates volume by contacting people; that is the model working as designed, and it is also what a lot of borrowers dislike about it.
  • Instability affects your file, not just the company. Mass layoffs, and reported internal pressure not to discuss them, appear across employee reviews as of September 2026. Loan officer turnover is a borrower's problem too: the person who quoted you may not be the person who closes you.
  • Retail cost mechanics. Like any direct retail lender, loanDepot lends its own money on its own rate sheet. The Polygon Research analysis of 2023 HMDA data put upfront costs at about 148 basis points in non-bank retail versus about 115 basis points in the wholesale broker channel at effectively the same note rate, projecting an average lifetime saving of $10,662 and $13,432 for VA borrowers. The same analysis found approval rates in minority-majority census tracts of 70% wholesale versus 58% retail. What CPF Mortgage does instead

Nine times the Florida volume, and only a broker can reach it

loanDepot wrote about $1.9 billion in Florida in 2024. UWM wrote about $17 billion, roughly nine times as much, and about 12% of the entire state. You cannot get a UWM quote at loanDepot.com, or at any retail lender's website, because UWM has no retail channel at all. It lends only through independent mortgage brokers.

What a Florida file needs that a national process misses

A national underwriting queue prices Florida like any other state and then discovers the difference in week three. These are the items that go into the first quote at our Florida mortgage lender desk:

  • Documentary stamp tax and intangible tax. Doc stamps on the promissory note, intangible tax on the mortgage. One-time closing costs, not small ones, and they should appear on your first Loan Estimate.
  • Wind, flood and hurricane deductibles. Flood cover is required in FEMA special flood hazard areas and separate hurricane deductibles are standard statewide. The escrow line, not the note rate, is usually what moves between quote and closing disclosure.
  • 4-point and wind-mitigation inspections. Older homes generally need a 4-point, and a wind-mitigation report can cut the premium enough to change your debt-to-income ratio and therefore your approval.
  • Condo project eligibility. Milestone-inspection and structural-integrity-reserve-study requirements can disqualify a building from conventional financing no matter how strong you are as a borrower. We check reserves, litigation and investor concentration early rather than three days out.

When loanDepot is the better choice

There are real cases. loanDepot is licensed nationwide, so if you are buying outside our footprint of Florida, Colorado, Georgia and Tennessee, we cannot help and it can. Its product shelf is broad and its platform is built for volume, which suits a straightforward W-2 conforming refinance where you mainly want the thing done. And if a loanDepot loan officer you already know has earned your trust, that is a legitimate reason to stay; relationships beat org charts. We would also say this: nothing on this page argues that loanDepot writes bad loans. It argues that a $1.9 billion Florida presence, a call-queue service model and a single rate sheet are a weaker combination for a Florida borrower than a local broker with access to the state's largest lender.
